Common questions
Do I need to have a property already to speak with you?
No. We work with investors at all stages, including those still in the acquisition process. Early conversations help us shape design thinking before the asset is even secured.
What does a project typically cost?
It depends on the intervention. Styling and staging runs from £3,000 to £9,000. Furnishing and fit-out runs from £10,000 to £79,000. Back-to-brick renovation runs from £80,000 to £350,000. Every engagement carries a minimum design fee of £1,500.
Do you offer design-only, or the full project?
Both. Design-only gives you a complete specification ready to build. Full service covers design through delivery, ending with HeimHost handover.
What areas do you cover?
Manchester city centre, and emerging suburbs. We don’t design outside it.
Who do you design for?
Four types of owner, mainly: new investors entering the short-term rental market, existing operators looking to improve returns, homeowners converting a property to short-term rental, and developers whose asset needs design before HeimHost can take on management.
Are trade discounts passed on?
Yes. Every trade discount we receive goes to you in full. Our only charge on procurement is a disclosed 10 percent for logistics, stated upfront, nothing held back.
What does the "Heim Standard" mean?
It’s the baseline every property must meet to compete and perform as a short-term rental, covering layout, durability and guest experience. We assess each asset against it before recommending a tier, so you’re never sold more or less than the property needs.
Who can access Heim Studio's services?
Heim Studio designs exclusively for properties that will be managed by HeimHost and marketed under The Heim. If your property is destined for The Heim portfolio, we can work together. If it isn’t, we can point you in the right direction.
